You don’t have time to deal with the inconvenience of missing or late payments, and we think that being proactive can take the struggle out of getting timely rent. Here are five ways to collect rent on time!

  1. Do a thorough screening in the beginning

An in-depth tenant screening in the very beginning is one of the best strategies for making sure you’ll collect rent on time each month. Check your tenants credit history, run a background check, and speak with all references provided. After utilizing all the tools at your disposal, use your best judgment on each tenant.

  1. Offer automatic bill pay

One of the best ways to ensure that rent will be collected on time each month is to set up automatic bill pay. This can be done in a variety of ways, but you’ll need to check with your financial institution to get started. With automatic bill pay, rent will be drafted out of your tenant’s account automatically each month. This saves time for both you and your tenant!

  1. Explain and enforce the rules

We can’t stress how important this is. Your tenant needs to be fully aware of his rights and responsibilities, including the consequences for not making timely rent payments. Explain the rules before the lease is signed and when the lease is signed, and make sure your tenant has a written copy of the rules. If a tenant is late with their payment, then you need to enforce those rules to stop the problem right away.

  1. Charge a late fee

Charging a late fee is a great way to let your tenants know that you mean business. Thwart late payments by plainly stating a late fee, and always adhere to that policy!

  1. Communicate as soon as rent is late

Even if you offer a two week grace period, there’s no rule for communicating when the bill is late. If rent hasn’t been paid on its due date, call your tenant, send him an e-mail, or put a letter in the mail. Remind that his payment is late, how long the grace period is (if there is one), what the late fee is, and what the consequences for non-payment past the grace period are. While you might not get your payment on time, you’re more likely to get it sooner than later with this strategy!

Renting is still not a sure thing and evictions happen even though we take great care in making sure that they don't. Therefore, we offer an Atlanta Property Management Eviction Protection Plan, which, for a small monthly fee, will give the you, the property owners a certain level of protection against those unpreventable situations that sometimes happen.
By opting for our Eviction Protection Plan, our clients also benefit from the peace of mind that comes with knowing they’re protected from the expenses of costly evictions. This unique plan covers the various expenses associated with removing a problematic resident from one of your properties. We want to help eliminate unexpected expenses that could affect your cash flow. ALH|Podland Rental Homes is proud of our great new service we call the “Eviction Protection Plan,” developed in response to concerns expressed by our owner clients over the rising costs of evictions.
While we wish we could shield our owner clients from the risks of owning income property, every landlord faces the possibility of an eviction. Even residents who are highly qualified at move-in can find themselves unable to pay rent during their lease for many reasons including illness, job loss, divorce, and more. When a resident fails to pay rent, the sole recourse for the owner is to regain possession of the property through an eviction process. Most evictions are for non-payment of rent, but evictions can also be initiated for other lease violations such as unauthorized occupants, pets, or use of the property.
ALH|Podland Rental Homes's Eviction Protection Plan protects property owners from the cost of most evictions. For owners enrolled in our Eviction Protection Plan, ALH|Podland Rental Homes will bear the cost of the eviction process up to a maximum, or cap, of $1000.00. Our fee for this service is only $35.00 per month.

  4. Court Appearance by Manager for Owner
  5. Writ of Possession Fee
What is not included:
  1. Lost Rents
  2. Damage to the Property
  3. Any Appeal or re-filing of the case to Superior Court or any other Court

  6. Placing resident and Possessions on the Curb

Homeowners want a home they can invest significant time in, one that can be created around their life. In comparison, a renter is looking for a home that is easily adaptable and affordable. of work to feel like home. As a property owner, you want to do everything you can to create a space that is appealing to renters, including improving curb appeal, using a neutral pallet, sprucing up the kitchen and bathroom, and offering special amenities and creative freedom.


Catch Their Eye With Curb Appeal

When a potential renter pulls up to your home, the landscaping and the exterior of the home is the first thing they will see. Because of this, we encourage property honors to think carefully about the
first impression their home provides. Improving curb appeal doesn’t require a major overhaul of the property. Instead, stick with simple and clean landscaping, a well manicured lawn, and clean exterior walls.

If possible, consider a fresh coat of paint on the exterior of your home. If this is an expense that simply isn’t in the budget, repainting the front door is a project that costs next to nothing and can significantly transform the home’s exterior look.

Use a Neutral Pallet to Attract Renters

One of the simplest and most affordable ways to create an attractive rental space is with a fresh coat of paint. Before you go with a bright yellow or a deep blue, remember that renters want a place that will suit their current belongings and the art and furniture they bring along with them. Because of this, we suggest a bright and neutral color like white or a very light beige.

Sticking with a neutral pallet is really the best strategy for all other elements in a home. Avoid any features that might stick out or clash with another person’s unique style. This can be applied to the flooring, the lighting fixtures, and the cabinets in the kitchen.

Spruce up the Kitchen and Bathroom

In general, renters pay close attention to the kitchen and bathroom of the homes they are viewing. Most are concerned about the cleanliness of these areas of a home. One very affordable way property owners can make these spaces more appealing to potential renters is by putting a lot of effort into cleaning these rooms. Don’t miss any details: scrub the cabinets inside and out and give special attention the floors, fixtures, and appliances.

Beyond a good cleaning, replacing the knobs and hinges on the cabinets in your kitchen and bathroom is an inexpensive way to give these rooms an easy and attractive update.
